The State of California certifies and swears in Notary Publics who are also, by extension, Loan (Notary) Signing Agents. Notary Publics are third-party witnesses.

So, what can Notaries do? Notaries can notarize many documents. The State of California requires many documents to be legally notarized by a third party or your Notary.
Where do these documents come from? Many sources include private citizens, escrow companies, the California Dept. of Motor Vehicles, law firms, federal government agencies, foreign agencies, and lenders. These are only a couple of examples.
Certain institutions require notarizations by law before they allow transactions to occur before liquidating a Spousal Waiver 401k. Grant Deeds is another example. To make Grant deeds effective, you must notarize them.
Though you may or must notarize many documents in California, Wills are different. You don't notarize Wills; instead, you witness them. I suggest you speak to a legal professional when preparing your Wills or other estate documentation.

An acknowledgment (ACK) ensures that the signer is the person named on the paper. So, the job of the Notary Public (NP or notary) is to identify the signer and stamp. It’s that simple. The flexibility of the ACK is that a person may sign it ahead of time. There is no need to sign it in front of the NP. However, you must still present proper identification to have your document sealed by yours truly, the notary public.
